Ramat Hasharon

Ramat Hasharon, Israel – a city of private homes in the heart of Gush Dan.

Ramat Hasharon sits between Tel Aviv and Herzliya, and keeps a character distinct from both. Alongside neighbourhoods of apartment buildings, a substantial part of the city is built as private and semi-detached houses on individual plots, on shaded streets and close to open space. Buyers looking for a private house within a short drive of central Tel Aviv come here.

Neighbourhoods and areas in Ramat Hasharon

The city divides into several areas, each with its own character:

Neve Magen – a neighbourhood of private houses on plots, quiet in character.
HaMaaravit (West Ramat Hasharon) – quiet streets, some bordering green open space.
Neve Rasco – an established neighbourhood of low-rise, ground-attached housing.
Neve Gan – private houses alongside more recent apartment buildings, south of Highway 5.
Morasha – an established neighbourhood in the south of the city, close to the main traffic routes.
Rova HaDar and Rova Alon – defined residential quarters within the city.
City centre – around Sokolov Street, the main retail and services axis.

What defines private construction in Ramat Hasharon

Across the private-housing areas of Ramat Hasharon, building heights are low, so much of the stock in those areas is houses and villas on plots rather than apartments. Part of that stock is older houses that have been demolished and rebuilt to contemporary architectural design, alongside older houses that have not yet been rebuilt and suit renovation or replacement. At the same time the city is adding new apartment-building neighbourhoods, so the stock of private houses on plots is not growing at the same pace.

Location and access

Ramat Hasharon borders Tel Aviv to the south, Herzliya and Glil Yam to the north, and Hod Hasharon to the east. Main-road access runs through the Glilot and HaKfar HaYarok interchanges, and via the Ayalon highway, Highway 2 and Highway 5. There is no railway station inside the city; the nearest stations are Tel Aviv University and Herzliya. The city is home to HaKfar HaYarok, a long-established youth village and school, alongside other educational institutions and municipal sports and leisure facilities.

Neve Magen, HaMaaravit and Neve Rasco hold most of the ground-attached housing, alongside streets of established houses in the city centre. Neve Gan and Morasha combine private homes with apartment buildings.

Can you demolish and rebuild in Ramat Hasharon?
Part of the transactions in the city involve buying an older house in order to demolish and rebuild.
